Concrete restoration and waterproofing for South Florida buildings.
McGrane Construction Group repairs balconies, parking garages, and building exteriors for condo associations, property managers, and commercial owners from Boca Raton to the Treasure Coast. Occupied buildings are our normal, not a complication.
Salt air doesn't take days off.
Every building on this coast is in a slow fight with salt, moisture, and sun. Concrete spalls, rebar rusts, sealant joints dry out, coatings chalk and fail. Patch one balcony without asking why it failed and you'll be back on the same elevation in three years.
We look at the whole system before anyone swings a hammer: what failed, why it failed, and what has to happen in what order so the repair holds. Then we run the job with the board, the manager, and the engineer working from the same plan.
What we fix.
Repair and restoration for existing condo, HOA, and commercial buildings. No ground-up construction, no side work. This is what we do all day.
Concrete Restoration
Chip out failed concrete, clean and treat the rebar, form and pour back to spec. Balconies, columns, beams, and slab edges.
See concrete work →Waterproofing
Deck membranes, sealant joints, and elastomeric wall systems that stop water where it gets in, not just where it shows up.
See waterproofing work →Parking Garage Restoration
Deck repairs, expansion joints, and traffic coatings, phased so the garage keeps working while we do.
See garage work →Exterior Building Repairs
Stucco repair, crack routing, and facade restoration, done in the right order ahead of paint.
See exterior work →Painting & Protective Coatings
Surface prep and coating systems specified for salt, sun, and wind-driven rain. Paint is the last step, not the fix.

No mystery and no handoffs. The people who walk the property are the people who run the job and close it out.
Walk it
We inspect the property, sound the suspect areas, review the engineering, and look at access before we price anything.
Plan it
Scope, phasing, staging, resident notices, and schedule get locked down with the board and engineer before mobilization.
Build it
Supervised crews, daily reporting, and fast escalation when demo opens up something the drawings didn't show.
Close it out
Punch list, final sign-off with the engineer, warranties, and a clean record of what was done and where.
Recent work.
Concrete repair, waterproofing prep, and exterior restoration on occupied South Florida properties.
Who we work with.
Restoration goes smoother when the contractor, the board, and the engineer stay on the same page. Keeping them there is part of the job.
Condo Associations
Balcony, garage, and facade programs for occupied buildings, planned around your residents and your budget cycle.
HOA Boards
Clear scopes, fixed points of contact, and updates the board can actually act on. Nobody chases the contractor for answers.
Property Managers
Resident notices handled, access coordinated, and no surprises in the monthly report.
Commercial Owners
Exterior repairs phased around tenants, loading, and parking so the property keeps earning while we work.
Engineers & Consultants
We build to your spec, document field conditions as they open up, and flag conflicts before they get covered.
Two brothers. One standard.
Colin and Dylan McGrane run every project personally, from the first walkthrough to the last punch item. When you call, you get an owner, not an account manager.

Send us what you have. We'll walk the property, give you a straight answer, and tell you what it takes to fix it right.
Common questions.
Do you work from milestone inspections and SIRS reports?
Yes. Inspection reports drive most of our condo work now. We price, phase, and build straight from the engineer's findings and coordinate directly with your inspection engineer.
Can residents stay in the building during the work?
Almost always. We phase the work, control access and noise windows, and keep notices going out ahead of each stage so nobody gets surprised.
Do you handle the whole scope or just one trade?
The whole scope. Concrete, waterproofing, stucco, traffic coatings, and paint get sequenced under one contract so the finished system actually works together.
What does a project review cost?
Nothing. Send the address, photos, and whatever engineering you have. We'll look it over and tell you what we see.
What areas do you serve?
Palm Beach County, Broward County, Miami-Dade County, and the Treasure Coast.
How do we get started?
